The Art Series is doing some of the coolest homes I've ever seen. If you care about design and you want something that doesn't look like every other builder-grade house, this is where you find it. But even beyond the homes, I like the location. Highway 242 leads you over to 45 and down into The Woodlands, but it also puts you closer to the 99. That means you're closer to downtown Houston and Bush International Airport than you would be up in north Conroe.
There's this whole pocket off Highway 242, Artavia, Evergreen, Mavera, and it stretches way down to the south of where Grand Central Park sits. It's a long way from the acreage communities and the north side of Conroe, but that's the point. You're trading that rural feel for proximity to the city and the airport. If you work downtown or you travel a lot, that matters.
Artavia is where I'd personally start looking. You get the master-planned amenities, the new construction, the design options, and the location. It's not the cheapest option in Conroe, but it's also not trying to be. You're paying for the lifestyle and the convenience, and honestly, I think it's worth it.

Evergreen is right there in the same pocket as Artavia, but it's a completely different vibe. It's running low on some of the newer sections for new construction, but they're also building new amenities. They're putting in a wiffle ball field, a community pavilion area, and a big screen TV where they're going to host Houston Texans games at night. It's going to be really fun, and you can stretch your budget farther here than you can in Artavia or Grand Central Park.
Mavera is the value play. You're not giving up the lifestyle, you're just not paying for the custom Art Series homes or the coffee shops. You're getting the pools, the parks, the community events, and the proximity to The Woodlands and Highway 242. If that's all you need, you're going to save money and still love where you live.
Deer Ridge Community: Half-Acre to Full-Acre Lots Up North
Now we're heading north. Way north. Deer Ridge Community is up past Cut and Shoot, and this is where you go if you want space. You're looking at half-acre to three-quarters to full-acre lots, and the price range is $400K to $600K. People love it because you get that elbow room without going full acreage.
Here's the trade-off: it's far. You're up north of Cut and Shoot, and it's a lot of small little country roads to get there. If you bring it up on the map, you'll see how far it is. There aren't a lot of communities like this. Most acreage in the Conroe area is going to be one-off properties on country roads. If you want the master-planned structure with the acreage lifestyle, High Meadows West is one of the few places that gives you both.

Republic Grand Ranch is up in Willis, north of Conroe, and it's the more popular acreage master-planned community. If you're serious about acreage and you want a community around you, this is where most people land.
Willis has seen a massive expansion. You're getting H-E-B grocery stores up there now. They've made the highways wider, and the traffic is easier. It's not as remote as it used to be, but you're still far enough out that you get the space and the acreage lifestyle.
Republic Grand Ranch gives you acreage opportunities without being completely isolated. You're in a community with other people who want the same thing. If you're moving from out of state and you want land but you don't want to be the only house on a dirt road, this is the safer bet.

Lake Conroe is one of three lakes in the area where you can actually boat, fish, wake surf, and wakeboard. The other two are Lake Livingston up north and Lake Houston closer to downtown in the Kingwood, Atascocita, and Humble areas. If lake access matters to you, Briarley puts you right there without the lakefront price tag.
You're getting space, you're getting proximity to the lake, and you're still in a neighborhood with structure. It's a good middle ground between the master-planned communities in south Conroe and the full acreage properties farther out.
