Some are ten minutes from The Woodlands. Some sit on country roads thirty minutes from a major highway. I'll tell you what makes each one different, what I like, and what trade-offs you're making.

      Grand Central Park sits in south Conroe near the 336 Loop, and proximity is the whole story. You're seven miles from The Woodlands. Once you hit the freeway, it's a ten-minute drive with no traffic, fifteen max. That's nothing here in Houston. It takes me that long sometimes just to get out of my own neighborhood.

The Conroe Fairgrounds are up to the north if you want monster trucks. Major hospitals are nearby. You're in Conroe ISD schools, which people love. When you can't find new construction in The Woodlands and the prices are sky-high, communities like this became the answer. You get the proximity without the price tag.

That opens the door to other areas in south Conroe where you still have plenty of new construction to choose from.

      If I were moving to Conroe today, Artavia is probably where I'd land. It's in south Conroe off Highway 242, and there is so much going on. You have community pools, gorgeous lakes like the one in Grand Central Park, and even little coffee shops. There's a lot to do here, and the development is still happening. You have tons of opportunity for new construction, from starters all the way up to custom multi-million dollar homes.

If you care about design and you want something that doesn't look like every other builder-grade house, this is where you find it. But even beyond the homes, I like the location. Highway 242 leads you over to 45 and down into The Woodlands, but it also puts you closer to the 99. That means you're closer to downtown Houston and Bush International Airport than you would be up in north Conroe.

It's a long way from the acreage communities and the north side of Conroe, but that's the point. You're trading that rural feel for proximity to the city and the airport. If you work downtown or you travel a lot, that matters.

If you love the trees and the quiet, if you want the affordability that Conroe offers, and you're still close to The Woodlands but you don't need all the amenities, no big community centers, no family programming, none of that, then you're going to go to Evergreen.

If you don't need a wiffle ball field and a big screen TV for Texans games, you don't need to pay for it.

It's going to be really fun, and you can stretch your budget farther here than you can in Artavia or Grand Central Park.

You're looking at half-acre to three-quarters to full-acre lots, and the price range is $400K to $600K. People love it because you get that elbow room without going full acreage.

If lake access matters to you, Briarley puts you right there without the lakefront price tag.
