Homes for Sale Near The Woodlands, TX Under $300K (Mavera Conroe, TX)
When I found out there were homes starting in the $200,000s just 15 minutes from The Woodlands, I thought for sure they'd be tiny, crappy, and in a terrible location. I was wrong. We're in Mavera, a master-planned community on the 242 corridor in Conroe, and these homes are bigger, nicer, and better located than I expected. You're getting real brick exteriors, quartz countertops, gas appliances, and floor plans approaching 3,000 square feet, all while staying under $400,000 for most buyers.
Mavera sits in the heart of Conroe's growth zone, surrounded by million-dollar custom neighborhoods like Artavia and move-up communities like Evergreen. But here, you're paying $200,000 to $300,000 less for similar square footage. The community already has a state-of-the-art pool, lakes with fountains, and walking trails. Coming soon: a Conroe ISD school, a wiffle ball Field of Dreams park with giant Megatron screens, pickleball courts, and a full community center. This is one of the best master-planned communities I've stepped foot in, and the price points make it even better.
We're touring three floor plans today, from Centex's entry-level 1,900-square-foot single-story homes starting at $229,300, all the way up to Pulte's most popular Amherst model at 2,700 square feet. I'll show you what you actually get for the money, what the incentives look like right now, and why this location works if you're relocating to Houston or moving closer to The Woodlands without paying Woodlands prices.

Mavera: Affordable New Construction in Conroe, TX
Mavera is located on the 242 corridor in Conroe, Texas, at the intersection of 242 and 1314. This is prime location, 15 minutes to The Woodlands Mall during off-peak times, 20 to 25 minutes with traffic. The 242 is a direct shot to the top end of The Woodlands, and 1314 takes you straight down to 59 if you need airport access. You're also about 20 to 25 minutes to Kingwood depending on traffic. Hospitals sit nearby on 45 and 242, and a Home Depot is already built at the 242 and 1314 intersection. Land has been cleared on three corners of that intersection for retail, there's talk of a Target and an H-E-B or another grocery store coming. This whole area is blowing up because of the anchor communities around it: Artavia (million-plus custom homes) and Evergreen (Drees and Highland builders). Mavera gives you the same master-planned feel at a fraction of the cost.
The community itself is clean, with sidewalks on both sides of the street, lakes with fountains, and a brand-new pool. The proposed amenities include a wiffle ball Field of Dreams park with Megatron screens, a community center, pickleball courts, a sports field, and a Conroe ISD school. I've met sales reps who live here with their families, and they love the location and the lifestyle. The weather in October and November runs 70 to 80 degrees, perfect for being outside, and this is the kind of climate that makes people move here from the north.
Mavera has two builders: Centex and Pulte . Centex is the entry-level product, with homes from 1,204 to 1,900 square feet, 3 to 4 bedrooms, starting at $229,300. Pulte is the move-up builder, with homes from 2,700-plus square feet, 4 to 5 bedrooms, starting at a base price of $375,000. Lot sizes run 40 to 50 feet, with some pie-shaped lots on cul-de-sacs. You're getting 9- to 10-foot ceilings standard, and some living areas have 20-plus-foot ceilings. Exteriors are real brick with Hardie Backer cement board accents. Curated upgrade packages are available, which keeps costs down and makes selections simple. Inventory homes are ready December through January, and you can build from scratch with strong incentives.
The Centex Chatfield Model
Let's start with the Centex product. The first home we toured is called the Chatfield , a single-story layout at 1,900 square feet with 4 bedrooms and 2 baths. You walk into an open kitchen, living, and dining area with tall ceilings. The kitchen has quartz countertops, an island, gas appliances, and a range hood that vents to the outside. You're getting a lot of counter space and upgraded cabinet styles. The stove, refrigerator, washer, dryer, and blinds are included on some inventory homes, those are huge expenses most buyers don't think about until closing. The layout wraps the secondary bedrooms around a hallway, which makes the main living space feel bigger. All four bedrooms have walk-in closets, and the primary bedroom is separated from the others at the back of the house. The primary bath has a double vanity, a soaker tub, and a stand-up shower. The primary closet is split into two equal-sized sections, which is rare at this price point. The laundry room has good space, and the dining area can fit a doubled-up table for entertaining. This is a modern, open-looking house that doesn't feel entry-level.
For Centex inventory homes or homes already under construction, the earnest money deposit is only $2,500. That's a lot lower than normal. If you're building from the ground up, it's $7,000. These deposits take the home off the market, it's your commitment to buy. Centex has quick move-in homes ready in December and January, with the smallest at 1,204 square feet starting at $229,300. If you want a nice-sized house like 1,682 square feet with 4 bedrooms and 2 baths, you're still under $280,000. The Chatfield model we toured has one ready at the end of this year for $320,000, nearly 2,000 square feet, 4 bedrooms, just over $300K. You're not going to find that anywhere else this close to The Woodlands.
The Pulte Homes Riverdale Model
Now let's move up to Pulte. The second home we toured is the Riverdale , at 2,787 square feet with 4 to 5 bedrooms and 2 to 4 baths depending on how you configure it. This one has a covered front porch, real brick wrapping the entire house, and HardieBacker cement board accents. You walk into a big entryway with a foyer, and the ceilings are high from the minute you step inside. The layout gives you 2 bedrooms downstairs and 3 upstairs. One of the downstairs bedrooms can be an office or an in-law suite, and there's a full bathroom on the main level. The kitchen is pushed back, which keeps the walkway open. You're getting 3-centimeter quartz countertops, the same thickness we see in million-dollar homes. The kitchen has a cooktop that drops in, a separate wall oven, and a ton of counter space. There's a walk-in pantry around the corner, plus a laundry room that curves around with extra space for low-voltage internet equipment. The living area has 20-plus-foot ceilings, and the TV wall is built in so nothing comes into your walkway. Upstairs, you get a bonus game room with a railing overlooking the living area. The secondary bedrooms are large, one has a full bathroom and a walk-in closet, and the other two also have walk-in closets. The primary bedroom is downstairs, with a double vanity, a soaker tub, a stand-up shower, and a massive walk-in closet that connects directly to the laundry room. That pass-through to the laundry is a feature we see in a lot of new homes now, and it's a huge convenience.
Pulte has one Riverdale ready now at $354,730, 2,787 square feet, 5 bedrooms, 4 full baths. They also have two more at $422,000 and $443,000, depending on the elevation and upgrade package. The $443,000 home is the Luxury package with full upgrades: stained cabinets, tile backsplashes, premium quartz. If you're comparing this to other Conroe neighborhoods, you'd pay $400,000 to $500,000 for the same square footage elsewhere. Here, you're getting master-planned amenities at a lower price point than Artavia or Evergreen.
The Pulte Homes Amherst Model
The third home we toured is the Amherst , Pulte's most popular floor plan. This one is 2,700 square feet, the top tier of their square footage in the neighborhood. It was in their previous model home park, which tells you how popular it is. Right now, they don't have any standing inventory of the Amherst, you have to build from the ground up. However, the old model home is available, and it just took a price reduction. The base price for the Amherst is $375,000. A previous buyer built one for $415,000 with upgrades, so if you put 10% into upgrades, you'll get a very nice product in that range. The fully upgraded model home is listed at $499,900, but that's because it's decked out with everything, speaker systems, full luxury finishes, the works. It's also walking distance to the community pool and the future wiffle ball field.
The Amherst layout has high ceilings from the front door all the way to the back of the house. You walk into a foyer with a guest bedroom or office on the main level, plus a full bathroom. The kitchen has double pantries, his and hers, which I've never seen before. One is a walk-in pantry, the other is a coffee station or extra storage. The kitchen has a 36-inch cooktop, a separate wall oven, an oversized farm sink, and a tile backsplash. The living area has 20-plus-foot ceilings and a built-in TV wall. Upstairs, you get a bonus room that could be a media room or classroom, plus three secondary bedrooms. One of the upstairs bedrooms has its own full bathroom and a massive walk-in closet, it feels like a primary suite. The other two bedrooms share a full bathroom with a double vanity. All the upstairs bedrooms have vaulted ceilings for an extra foot of height. The primary bedroom is downstairs with a tray ceiling, a bay window, a double vanity, and a giant walk-in shower with a bench seat. You can opt for a tub-shower combo if you want, but 75% of buyers go for the big walk-in shower. The primary closet is huge, you could put a custom island in the center with drawers and still have room to move around.
The incentives right now are strong. Pulte is offering 6% towards closing costs or a rate buydown. That 6% can go a long way if you're trying to lower your monthly payment. Incentives change month by month, so reach out to us to get the current details and to make sure you get credit for the referral. Some inventory homes are including the refrigerator and blinds, which saves you thousands. When you reach out, put our name down so the builder knows we brought you, and that allows us to keep filming these tours for you.
Traffic on 242 can back up during rush hour, I've taken this route a lot for youth soccer, and it gets gnarly. If you're commuting during peak times, add 10 to 15 minutes. But if you're working from home or traveling during off-peak hours, you're 15 minutes to The Woodlands Mall, 20 to 25 minutes to Kingwood, and you've got good airport access via 1314 to 59. The location works if you need proximity to The Woodlands without paying Woodlands prices. You're also close to hospitals, shopping, and all the infrastructure that's coming to this intersection. This is the heart of Conroe's growth, and you're getting in at the right time.
Which Builder Is Right for You?
If you're deciding between Centex and Pulte builders, here's how to think about it. Choose Centex if you want the lowest price point, a single-story layout, and 1,200 to 1,900 square feet. You're getting a modern, open home with quartz countertops, gas appliances, and walk-in closets in every bedroom. The Chatfield at 1,900 square feet and 4 bedrooms is a great option if you want space without going over $320,000. Centex inventory homes are ready in December and January, and the $2,500 earnest money deposit makes it easy to lock one in.
Choose Pulte if you want more square footage, higher ceilings, and premium finishes. The Riverdale at 2,787 square feet gives you 5 bedrooms and 4 baths, with a layout that separates the primary suite downstairs and stacks the secondary bedrooms upstairs. The Amherst at 2,700 square feet is the most popular floor plan, with double pantries, a bonus room, and a primary closet that connects to the laundry room. Pulte's base prices start at $375,000, and you can build from the ground up with strong incentives. If you're comparing this to other Conroe neighborhoods, you'd pay $400,000 to $500,000 for the same square footage elsewhere.
Both builders give you master-planned amenities: the pool, the lakes, the trails, and the proposed wiffle ball field and community center. You're 15 minutes from The Woodlands during off-peak times, and you're surrounded by million-dollar neighborhoods like Artavia and Evergreen. The difference is you're paying $200,000 to $300,000 less for similar square footage. If you need more space and want 1- to 2-acre lots, reach out about Deer Pines, Elkridge Homes just contacted us about two more houses for sale in the $400,000 to $500,000 range. That's a different video, but it's another Conroe option if you want acreage and affordability.
