5 Houston Suburbs About to BOOM in 2027

Everyone knows The Woodlands, Katy, Cypress, Kingwood, and Sugar Land. Those names come up in every relocation conversation, and for good reason. But if you're moving to Houston in 2026 or 2027, you need to know about the next generation of suburbs, the places that are exploding right now while the broader Houston housing market cools down.

I'm talking about 38% growth, 61% growth, even 76% growth in a single quarter. One area has seen almost 300% population growth since 2020. These aren't projections or wishful thinking. These are the numbers from HAR.com, and I've been filming in these communities for the past six years watching the transformation happen in real time.

What all five of these areas have in common is proximity to the established hubs. They're next to The Woodlands, next to Katy, next to Cypress. You get all the benefits of those major suburbs without dealing with all the people and all the traffic. You get way more bang for your buck, sometimes $100,000 to $200,000 less than buying in the name-brand area just a few minutes away. And the builders have a ton of inventory stacked up right now, which means incentives, price reductions, and rate buydowns if you know where to look.

We're covering Montgomery, Conroe, Magnolia, Hockley, and Fulshear. These are the five Houston suburbs about to boom, and if you're relocating to Houston, you need to know what's happening in each one.

Table of Contents

Montgomery: Country Setting and the Baby Woodlands

Montgomery is number five on the list, and it's one of those areas that has completely transformed in the past six years. I've been filming here since the beginning, and what used to be a small, quaint little farm town now holds some of the biggest master-planned communities in the Houston area.

Over 23,000 people moved into Montgomery from 2024 to 2025 alone. That's according to HAR.com, and we've definitely seen an uptick in home sales in that area. When you think about Montgomery, you're thinking country setting, private, quiet. You also have areas that surround Lake Conroe, so people love the outdoor sports, the acreage opportunities, the space. If you're looking for more space and more land, this is typically where people tend to go.

Montgomery does put you a little bit farther north. You do have proximity to areas like Conroe and to The Woodlands, but you're not going to be down the street from the mall or the main Woodlands town center. Except for one community, and it's actually one of my top three master-planned communities in the entire Houston area: Woodforest .

Woodforest puts you just about four miles on the map to the very northeast section of The Woodlands. It's kind of called the baby Woodlands. It has its own town center, it's a golf cart community, there are golf courses, there are giant beautiful homes, and it has one of the coolest master-planned community centers with the giant tall slides. The golf course is right there. I'm telling you right now, I could easily move in there. I've actually shown my wife that community before and she was like, this place is amazing.

So if you want that Woodlands lifestyle but you don't want to pay Woodlands prices, and you're okay being a little bit farther north, Montgomery is going to give you that country setting, that private and quiet feel, and proximity to Lake Conroe. It's a major growth area, and the master-planned communities going in right now are some of the best I've seen.

Conroe: 38% Growth and Builder Inventory

Conroe is number four on the list, and it's definitely the most vast area. When you talk about Conroe, you're talking about a huge footprint. There are times it just seems like you are on opposite ends of the map when you're in Conroe, and we film there a lot.

You do have the main 336 Loop and everything centered right in Conroe, but that's not really where the growth is happening. That's the original section. The growth is in the master-planned communities all around, especially coming down to the southeast corner, all the way down to 99. That's where we're seeing a lot of the action.

One interesting statistic was that Conroe home sales were up 38% in Q2 of 2026 versus Q2 of 2025. So again, you're hearing a lot of things nationally online, housing market this and housing market that, but there are five, six, seven areas around Houston that are really starting to see explosive growth, and Conroe is one of them.

When you think of Conroe, there's a lot of new construction in this area. The builders have a ton of inventory stacked up, a lot more than there are resale homes. And so they are offering a lot of incentives, price reductions, buying down rates, those kind of things. If you're looking for a deal on new construction, Conroe is one of the places to look right now.

Conroe also gives you proximity to The Woodlands. You've got Conroe ISD available, and sometimes you can find lower property taxes up there compared to other areas. It's a little bit quieter lifestyle, but there's still plenty to do. And really, with all the big master-planned communities going in, that place is growing fast. The builder inventory is there, the incentives are there, and the growth numbers are backing it up.

Magnolia: Massive Transformation in Three Years

Magnolia is number three on the list, and it's the neighbor to Montgomery. Magnolia easily is the biggest booming area when you talk about just strictly driving into it today versus three years ago. It's vastly different. There are massive master-planned communities up and down Magnolia right now.

The stats are wild. Magnolia had a 61.6% increase in Q2 of 2026 versus Q2 of 2025. That's almost double what we saw over in the Conroe area. I already know it, I've driven it, I've seen it. You go up 1488 and it used to be just nothing but trees, maybe a couple smaller older communities, older acreage communities. And now you've got Colton , you've got Creston , you've got Wildtree , you have all of these master-planned communities packed right there. And they're vastly different too, so you've got options.

Magnolia is anchored down in the southern area with Autobahn . That was the first community that we really filmed back five, six years ago, and that really started it. People love it. You get way more bang for your buck. There's a ton of new construction out in that area. So if you're really looking for a deal, that country setting, having proximity to The Woodlands, then Magnolia is going to be it.

I also like that they have one of the top acreage communities, High Meadow West , and it's basically across the street from a lot of these new master-planned communities. I do have to warn you that that is basically on the Montgomery-Magnolia border, and some of those communities are basically either Magnolia or Montgomery. It doesn't really matter, and they're very close together.

There's a lot of infrastructure, a lot of things coming to that area as well. So you will start to notice an increase of entertainment, shops, restaurants, that kind of thing as well. Magnolia is transforming fast, and if you want more house for your money in a country setting with proximity to The Woodlands, this is one of the best places to look right now when relocating to Houston.

Hockley: More House for Your Money Near Cypress

Number two on the list actually kind of shocked me when I saw this, and it's Hockley. Hockley basically was built because everything here is built around Houston and then it just kept expanding out, right? You had Beltway 8 and everything was built around that. Now you have 99, which is like 180 miles around. This is why it's really impossible to figure out where to live without reaching out to us.

But Hockley is really just minutes away from Cypress. There's a couple communities we filmed that are four to five minutes away from the main hub center of Cypress. Cypress is absolutely erupting, exploding. You've got Bridgeland, which is the biggest master-planned community in the area. Well, Hockley basically just built a bunch of master-planned communities that border Bridgeland. In fact, the new section of Bridgeland across 99 is zoned to the same schools as a lot of these master-planned communities in Hockley.

So you have Jubilee out there, you have Grand Prairie , you have a lot of different communities, and it's really starting to grow. I was on HAR one day, and Hockley had the second most home sales out of anywhere in Houston. The stats right now show it had a 76.2% increase in those same quarters that we've been seeing. And actually, I think as of recently last year, it was number two in sales, only to one smaller area in Katy, which I think was Sunterra over there in Katy.

People are moving out to Hockley because you're just getting way more bang for your buck. I mean, we've seen houses by all the top builders, by Highland Homes , by Perry Homes , by all of these top builders, and being $100,000, $150,000 less than going into Cypress or into Bridgeland, maybe even $200,000 less.

So really, if you just want to be on the outskirts, enjoy the benefits of having everything in Cypress just five to ten minutes away, but get way more house for your money, then you're going to want to be up there in that Hockley area. You're getting the same schools, the same proximity, the same builders, just a lot more house for a lot less money. And the sales numbers are proving that people are figuring this out.

Fulshear: 300% Population Growth Since 2020

Here's where it gets interesting, because most people out there have never even heard of this area, but it is Fulshear. And if you look at it online, it looks like full sheer, and I said that once and I got beat up by all the locals, but it's Fulshear.

This is where we've seen almost a 300% population growth from 2020 to where we're at currently today. When you go down to that area, you start to really see it. And the cool part about Fulshear is, you know, like when you go to Hockley, everything's just brand new and nice. There's all these brand new communities. Yes, there's some original stuff there, but Fulshear is actually an older town. They've got a really cute little town area. There's a lot of these kind of rolling hills, and it almost has like an Austin vibe to it. It looks a lot different down there. There's a lot of older, mature neighborhoods. Like, this is a place people love to live. It just used to be way the heck out there, but now they've built all the connective roads right to there.

You actually have Cross Creek West , which is one of my other top favorite master-planned communities, and it has sections of Katy ISD in it. So this is the baby brother to Katy. Again, everything that we're talking about is erupting if it's next to The Woodlands, next to Katy, next to Cypress. Those are the areas that we're starting to see explosive growth because you get to use all of that. You don't have to deal with all of the people, all of the traffic.

Fulshear is definitely getting more traffic, and the locals are going to say, yeah, it's been crazy here. But they are widening all the roads. They've got new master-planned communities going all over in there. They've got top schools, top school districts, and Fulshear is just erupting right now.

What I love about Fulshear is that it's not just cookie-cutter new construction. You've got character. You've got that cute older town area. You've got the rolling hills and that Austin-like vibe that makes it look different from the other suburbs. You've got mature older neighborhoods mixed with the new master-planned communities. And now that the connective roads are built, you're not way out there anymore. You're connected to Katy, you're connected to the rest of the Houston area, and you're getting top school districts without dealing with all the Katy traffic.

If you're looking at moving to Houston and you want something that feels a little different, a little more established, but still has all the new construction and growth happening, Fulshear is the number one area to watch right now.

Comparing the Five Booming Houston Suburbs

So you've got Montgomery, Conroe, Magnolia, Hockley, and Fulshear. What do all five of these areas have in common? They're all next to the established hubs. They're next to The Woodlands, next to Katy, next to Cypress. You get all the benefits of those major suburbs without dealing with all the people and all the traffic.

The general Houston market is cooling down in 2026 and 2027. You can listen to what's being said online and on other YouTube videos, and definitely on the news, and it just paints a different picture than what's actually happening in these five markets. These areas are seeing explosive growth while the rest of the market slows down.

Another thing they all have in common is builder inventory. There's a lot more builder inventory than resale homes across these areas. The builders have a ton of inventory stacked up, and so they are offering a lot of incentives, price reductions, buying down rates, those kind of things. If you're looking for a deal on new construction, these are the five areas to focus on.

Now, you don't want to choose one of these areas just because you can get a huge house for less money, but you have an hour drive everywhere you go. That's where we come in. We can find that same spot no matter where you're looking in the Houston area, and our team can help. We've helped over 500 clients do this now, and this is what we love more than anything.

Here's the trade-off you're making in each area:

  • Choose Montgomery if you want that country setting, more space and acreage, proximity to Lake Conroe, and you're okay being a little bit farther north. Woodforest gives you that baby Woodlands lifestyle without the Woodlands price tag.
  • Choose Conroe if you want a quieter lifestyle with proximity to The Woodlands, access to Conroe ISD, sometimes lower property taxes, and you want to take advantage of all the builder incentives happening right now.
  • Choose Magnolia if you want that country setting, way more bang for your buck, proximity to The Woodlands, and you want to be in one of the areas that's transforming the fastest. The infrastructure and entertainment are coming to this area fast.
  • Choose Hockley if you want to be four to five minutes from the main hub of Cypress, get the same schools as Bridgeland, and save $100,000 to $200,000 on your house. You're getting way more house for your money, and you're still getting everything Cypress has to offer just a few minutes away.
  • Choose Fulshear if you want that cute older town area, that Austin-like vibe, top schools and school districts, and you want to be the baby brother to Katy without dealing with all the Katy traffic. You're getting character, you're getting rolling hills, you're getting mature neighborhoods mixed with new construction, and you're in the fastest-growing area on this entire list.

Every one of these areas is booming for a reason. The pattern is clear: suburbs adjacent to major areas offer the same benefits with less traffic and lower prices. And the numbers are backing it up.
