New Homes in Midline Webster, TX: A New Master-Planned Community in South Houston

South Houston is one of the most overlooked areas in the entire metro. Midline, a brand-new master-planned community in Webster, Texas, offers an appealing mix of home options, amenities, and location. Property taxes are around 2.7%, schools are served by Clear Creek ISD, and buyers can choose from nearly 4,000-square-foot Brookfield Residential homes starting in the $650s or 4,600-square-foot luxury homes by Toll Brothers on 70-foot lots. The Olympic-sized pool is under construction, and a community center is also in the works. Demand is already building, with half of the Toll Brothers lots reportedly selling within the first two to three months.

This isn't The Woodlands. This is the Woodlands of the South. You're five minutes from Great Wolf Lodge, ten minutes from Kemah's waterfront seafood, and a straight shot to Baybrook Mall's outdoor dining and shopping. NASA, Hobby Airport, Galveston, downtown Houston, the Medical Center, everything is close. New concert venues are coming to the area, a direct road connection to Baybrook is planned, and commercial space is being built inside the community. People who work the chemical plants on 225 or in Texas City, people who commute to the Medical Center or downtown, people who want coastal access without the coastal price tag, they're all buying here.

We're touring two builders today: Brookfield Residential, which almost nobody moving to Houston knows about, and Toll Brothers, which just opened a welcome center showcasing the Dana floor plan. Brookfield offers full-brick homes on 40-, 50-, and 60-foot lots starting in the $460s. Toll Brothers is the only builder on 70-foot lots, with homes starting around $802,000 base and quick move-ins offering $80,000 in design incentives. Both builders are selling fast. The lifestyle, the location, the taxes, this is why locals are buying.

Midline: South Houston's New Master-Planned Community

Midline sits in Webster, Texas, in the League City, Webster, Dickinson triangle that defines south Houston. The name comes from the location: the developers felt this was the midpoint to get everywhere in Houston. You're close to Baybrook Mall, NASA, Kemah, Galveston, Hobby Airport, downtown Houston, and the Medical Center. It's a master-planned community concept similar to Elyson, with multiple builders, a future resort-style amenity center, and 2,800 homes planned at full buildout.

Right now we're in phase one. The Olympic-sized pool is under construction. The community center, workout facilities, entertainment space, turf areas, and parks are all coming. Commercial development is planned inside the community, those orange areas on the map, and a direct road connection to Baybrook Mall is in the works. Phase one is connecting directly to the Baybrook area, which means you'll be able to walk or bike to outdoor shopping, restaurants, Topgolf, and everything else without getting on 45.

Property taxes are 2.7 percent before your homestead exemption. That drops you into the low twos after exemption. Most master-planned communities around Houston run 3.3 to 3.6 percent. A full percentage point makes a massive difference on your monthly payment. The reason the rate is so low here is that all the developed, established neighborhoods around Midline already paid in the MUD tax, so you're not carrying that cost.

Clear Creek Independent School District serves the area. Clear Creek ISD has the most top-ranked schools in Houston besides Bunker Hill. If you're researching schools, verify current information with the district, but this is one of the top-rated districts people move for.

Locals are buying heavily. Half of the Toll Brothers lots sold in the first two to three months. Brookfield's model home, the Broussard plan on a 60-foot lot, sold quickly, and they're opening a new section soon with more Broussards available. People who live in League City, Webster, Dickinson, and Clear Lake already know the lifestyle here. They know Kemah, Galveston, Baybrook, NASA, and everything coming to the area. Now they're buying in Midline before everyone else catches on.

Why South Houston Is the Most Overlooked Area in the Metro

People sleep on south Houston. They hear The Woodlands, Katy, Cypress, Kingwood, and they stop looking. But south Houston offers proximity to more lifestyle amenities than almost anywhere else in the metro, and the property taxes are lower.

You're ten miles from Kemah, where you can get seafood on the dock and walk the boardwalk. You're a straight shot to Galveston, beaches, the Strand, UTMB's medical center with one of the top burn units in the country. Great Wolf Lodge is five minutes away. Baybrook Mall's outdoor shopping and dining area is right here. Topgolf is close. A proposed Trader Joe's is rumored for the area, not confirmed, but that's what people are talking about. Costco and Sam's Club are nearby. New music venues and entertainment are coming.

Ellington Field Air Force Base is in the area. In October they host the Blue Angels and air shows. Bayou Wildlife Zoo is nearby. Hobby Airport is close, which matters if you travel for work or want quick access to a major airport. Downtown Houston, the Medical Center, NRG Stadium, the Houston Zoo, everything is accessible.

If you work at the chemical plants on 225 or in Texas City, this is your commute. If you work downtown or at the Medical Center, you're not fighting Katy or Woodlands traffic. If you have kids in college, there's a University of Houston campus in Clear Lake, Rice University is accessible, and UTMB in Galveston has a full medical school. If you want coastal access without paying coastal prices, you're here.

The Woodlands is a great place to live. But south Houston offers more to do, lower taxes, and proximity to the coast. That's why I call Midline the Woodlands of the South. The lifestyle is here. The infrastructure is coming. The locals know it. Now you know it.

Brookfield Residential: Full-Brick Homes on 40-, 50-, and 60-Foot Lots

Brookfield Residential is a builder we don't feature often on the channel, but they're building in Elyson, Centerra in Katy, and now Midline. They're the only builder in Midline offering three different lot-size series: 40-foot, 50-foot, and 60-foot. That gives you flexibility on price and space.

The 40-foot lots start at $460,000 to $480,000. You're looking at 2,000 to 2,400 square feet, four bedrooms, 2.5 to 3.5 baths. That's not a small home. That's a sizable house starting in the $460s with full brick construction, 10-foot ceilings, and modern finishes.

The 50-foot lots run mid-$500s to low $600s. The 60-foot lots start at $650,000 base for 3,800 square feet, five bedrooms (two down, three up), 4.5 baths, and a three-car garage. These are base prices. Add about 10 percent on average for upgrades, built-in closets, pantry systems, LED eave lighting, stained cabinets, quartz countertops. That's the walkout price.

Brookfield builds full brick. The LED lighting is built into the eaves, so you don't see cords. At night your house lights up clean. Christmas lights are done for the year. Fourth of July, red white and blue, whatever you want. The wainscoting and shiplap (1x8) run throughout the house. Ten-foot ceilings in the main areas, nine-foot in the bedrooms. The primary bedroom has a built-in dresser and a walk-in closet that connects directly to the laundry room. The pantry is glorified, custom built-ins, full quartz countertop, storage to the 10-foot ceiling. The office downstairs has French doors and built-in shelving. The guest bedroom downstairs has a full bath and walk-in closet.

Upstairs you get three bedrooms, all with walk-in closets, and a big game room. The staircase is tucked to the side with a semi-curve and a landing. It's not impeding the entry. The house flows.

Brookfield's model home, the Broussard plan on a 60-foot lot, sold quickly. The sales rep told us they're opening a new section soon with more Broussards available. If you like this plan, reach out early. These are selling fast.

Inside the Brookfield 60-Foot Model

We're walking the Broussard plan, Brookfield's 60-foot model. This is 3,800 square feet, five bedrooms (two down, three up), 4.5 baths, three-car garage, $650,000 base. Add about 10 percent for upgrades. You're looking at around $715,000 walkout with the built-ins, finishes, and systems you see here.

The front door is massive, super wide and tall. You walk in and see wainscoting, high ceilings, and a built-in right in the entryway. We've never seen a built-in tucked into the entry like this. It's clever. Instead of a hallway closet that you have to pass through, they tuck it in and give you storage without taking up space.

The office is downstairs with French doors and custom built-in shelving. The guest bedroom is downstairs with a walk-in closet and a full bath. The bathroom is oversized with a big tile shower. If you need a bedroom and office downstairs, you have it.

The staircase is tucked to the right with a semi-curve and two landings. It's not straight, but it's not a full spiral. It's a baby curve. I like it. The landing gives you space, and the staircase doesn't impede the entry.

The half bath is huge. We can both stand in here. They've got wallpaper, and the space is bigger than most powder rooms.

The living room has 20-plus-foot ceilings, big box beams, and an open layout that flows into the kitchen. The fireplace has wainscoting and oversized tile. The caulking job on the beams is crisp. When you do a nice caulking job, you know you finished it right.

The kitchen has stained cabinets and off-white tones. It's not bright white. It's an ivory, off-tone that looks warm. The island is good-sized with seating for five. You have a coffee station and cabinets that go all the way to the ceiling. Around the corner you have an additional five to six feet of counter space with floating shelves and tile backsplash. That flows into the pantry.

The pantry is glorified. Custom built-ins on both sides, drawers at the bottom, open shelving, and a full quartz countertop. This goes all the way to the 10-foot ceiling. You can store cases of water down low, plug in appliances on the counter, and stack dry goods and pantry items up high. This is one of the best pantries we've seen.

The breakfast nook is expansive. You have windows behind you and double sliders to the backyard. The 60-foot lot gives you space for a pool and a big covered patio. The fence is up right now because they're building the new section behind, but you'll have a good-sized yard.

The primary bedroom is big. Tray ceiling, niche ceiling, 1x8 shiplap on the accent wall. The bathroom has separated vanities, a big soaker tub, and a doorless walk-in shower with a cascading rain head and an oversized bench. The shower tile runs floor to ceiling. There's a niche behind the bench. This is spa-style.

The walk-in closet is custom built-in with shelving, drawers, and hanging space. It connects directly to the laundry room. The laundry room has a big sink, cabinets, and enough space for folding. From the laundry you can access the garage drop station.

The drop station coming in from the garage is oversized. Then you have a coat closet. But open that closet door. It's not just a closet. It goes back 12-plus feet. This is storage for suitcases, seasonal items, Christmas trees. You could build shelving in here and have a massive storage space instead of just not using it.

Upstairs you have three bedrooms. One bedroom is on its own wing with a full bath. The other two bedrooms share a Jack-and-Jill bath. All three bedrooms have walk-in closets. The game room is open to the living room below, but there's a wall that dampens sound. You have carpet up here, which helps. The game room is big enough for a pool table, seating, and a TV.

This house is 3,800 square feet, five bedrooms, $650,000 base. Add 10 percent for upgrades and you're around $715,000. That's value for square footage in a master-planned community with 2.7 percent property taxes and Clear Creek ISD.

Toll Brothers: The Only Builder on 70-Foot Lots in Midline

Toll Brothers is the only builder in Midline on 70-foot lots. That's the widest lot in the community. Brookfield offers 40-, 50-, and 60-foot lots. Toll Brothers offers 70-foot lots, luxury finishes, stucco and stone exteriors, and the Dana floor plan we're about to walk.

Toll Brothers opened in Midline at the end of April. It's been two to three months, and half their lots are already sold. That's how fast these go. Locals are buying because they know the area, the lifestyle, and what's coming.

The Dana plan is 4,634-plus square feet, four to five bedrooms (the fifth bedroom is an option upstairs), four baths, $802,000 base. Expect mid-$900s with upgrades. Right now Toll Brothers has quick move-in inventory, the Helena and other plans, priced at $879,000 to $969,000. They're offering $80,000 in design incentives on quick move-ins. That $80,000 covers most of your upgrades. We've had clients take advantage of that incentive, and it truly brings the price down on the bottom line.

Toll Brothers is a national luxury builder. They build in Elyson, Dunham Cypress, and now Midline. The welcome center here is not a model home. It's the same concept they used in Elyson: a fully finished home that showcases the floor plan and finishes, but it's set up as a sales office. You walk through and see what the house looks like built out.

The Dana plan has a massive primary suite with built-in dressers, a huge walk-in closet, and a spa bath with a doorless walk-in shower, soaker tub, double vanities, and a get-ready station. The primary closet connects directly to the laundry room. The media room has built-in theater seating. The game room has built-ins and space for a pool table. Three full bathrooms upstairs. All bedrooms have walk-in closets. Office downstairs with French doors and custom built-ins. Guest suite downstairs with a full bath and walk-in closet. Kitchen with 54-plus upper cabinets, huge island, double sliders, and a breakfast nook. Covered patio, pool-ready 70-foot lot.

The staircase is modern and straight, no curve. That's becoming more popular. A lot of people are reaching out saying they don't want the curve. They want the modern straight style. Toll Brothers offers that.

The exterior is stucco and stone. Ten-foot ceilings in the main areas, 20-plus-foot ceilings in the living room. Box beams throughout. This is a luxury build on the largest lot in the community.

Inside the Toll Brothers Dana Plan

We're walking the Dana plan, Toll Brothers' welcome center in Midline. This is 4,634-plus square feet, four to five bedrooms, four baths, $802,000 base. With upgrades you're looking at mid-$900s. Quick move-ins are priced at $879,000 to $969,000 with $80,000 in design incentives. That incentive covers most of your upgrades, so the walkout price on a quick move-in is close to what you see here.

The office is downstairs with French doors and custom built-in shelving. This is an oversized office. The windows are tall, taller than me. You have 14- to 15-foot ceilings in here. The built-ins have a quartz countertop on top. This is a serious workspace.

The foyer is wide and open. Toll Brothers doesn't use frosted glass or solid doors. They use clear glass or no doors at all. The entry flows all the way through with high ceilings.

The guest suite is downstairs with privacy. The bedroom is big with a walk-in closet. The bathroom is oversized with a big walk-in shower tiled floor to ceiling. If you need a bedroom and office downstairs, or if you have in-laws or guests who visit, this is your setup.

The staircase is super wide and straight, no curve. This is the modern style people are asking for. The landing is wide, and the staircase doesn't impede the entry.

The drop station coming in from the garage is oversized. The half bath is massive. We can both stand in here. They're going to have a wallpaper competition with Brookfield because this powder room is huge.

The living room is incredible. Look at how big and long this is. You have an entertainment-style seating section here, then the main living area with the fireplace. The fireplace goes all the way up 20 feet. The box beams are stained. The ceilings are 20-plus feet in the living room, 10-plus feet in the kitchen. This thing is up there.

The kitchen has 54-plus upper cabinets. I counted: 3, 6, 9, 12, then 13, 17, 21, 23, 27, 31, 33, 37, 41, 43, 45, plus 4 is 49, 54. I probably botched that a little bit, I should have been counting on evens, but that's approximate. That's just your uppers. You have storage for days.

The island seats five easily. You have a coffee station and cabinets that go all the way to the ceiling. The appliances are high-end. The breakfast nook is surrounded by windows. You have double sliders to the backyard. The 70-foot lot gives you space for a pool and a big covered patio.

Upstairs you have two landings and a game room with built-ins. The game room is one of the biggest we've seen. You have space for a pool table, seating, and a TV. The built-ins are custom with shelving and cabinets.

Bedroom one is on its own wing. It's huge, almost like another primary bedroom. Walk-in closet, full bathroom with a tile shower. This room is big enough for a king-size bed, a desk, and a sitting area.

Bedroom two is across the hall. Another big room with a walk-in closet. The closet goes back 12-plus feet. This is massive. You could put a king-size bed in here and still have space.

Bedroom three shares a Jack-and-Jill bath with bedroom two. Full tile tub shower, extended vanity, dark green wainscoting. All three bedrooms upstairs have walk-in closets and full baths.

The fifth bedroom is optional. It's upstairs on a step-up landing. This room is big with a walk-in closet and a full bath. If you need five bedrooms, you have it. If you don't, you have a massive game room and media room.

The media room is incredible. Built-in theater seating, space for a popcorn machine, and a view down into the living room. This is the room you watch the single greatest YouTube channel about Houston in.

The primary bedroom is massive. Box beams, tray ceiling, niche ceiling, 1x8 shiplap on the accent wall. The built-in dressers are on both sides of the bed. Full extension drawers, storage for days. You don't need to buy dressers. This is set and ready to go.

The bathroom is spa-style. Separated vanities, a big soaker tub, and a doorless walk-in shower. No ledge. You walk straight in. The shower is tiled floor to ceiling with a cascading rain head and a big bench. There's a get-ready station with a vanity and mirror. Double linen closets, your towels, my towels.

The walk-in closet is 10-foot ceilings with enough space for a desk. It connects directly to the laundry room. The laundry room has cabinets, a sink, and folding space. You can enter the laundry from the garage or from the primary closet.

The primary bedroom and closet run from the edge of the bedroom all the way to the garage hallway. That's a ton of space. Nothing feels tight. The rooms are massive, the media room is huge, and the game room is one of the biggest we've seen.

The covered patio is tall with double sliders from the kitchen. The 70-foot lot gives you space for a pool and additional yard. This is life.

This house is 4,634-plus square feet, four to five bedrooms, $802,000 base. Quick move-ins are $879,000 to $969,000 with $80,000 in design incentives. That incentive covers most of your upgrades, so the walkout price is close to what you see here. Half the lots sold in the first two to three months. If you want a Toll Brothers home in Midline, reach out early.

Another new community called Legacy is also building in the area. South Houston is well established. Everything coming is going to make this the Woodlands of the South.

Brookfield vs. Toll Brothers

Brookfield Residential and Toll Brothers are both building in Midline, but they offer different products. Here's how to think about the trade-offs.

Brookfield offers better value per square foot. The 40-foot lots start at $460,000 to $480,000 for 2,000 to 2,400 square feet. The 50-foot lots run mid-$500s to low $600s. The 60-foot lots start at $650,000 base for 3,800 square feet, five bedrooms, 4.5 baths, and a three-car garage. Add 10 percent for upgrades and you're around $715,000 walkout. That's value.

Brookfield builds full brick with 10-foot ceilings, LED eave lighting built in, stained cabinets, quartz countertops, built-in closets and pantries, and modern finishes. The Broussard plan on a 60-foot lot sold quickly, and they're opening a new section soon with more Broussards available.

Toll Brothers is the only builder on 70-foot lots in Midline. The Dana plan is 4,634-plus square feet, four to five bedrooms, four baths, $802,000 base. Expect mid-$900s with upgrades. Quick move-ins are $879,000 to $969,000 with $80,000 in design incentives. That incentive covers most of your upgrades, so the walkout price on a quick move-in is close to what you see in the welcome center.

Toll Brothers builds luxury homes with stucco and stone exteriors, spa-style primary baths, media rooms with built-in seating, massive game rooms, high-end appliances, and modern straight staircases. The primary bedroom has built-in dressers on both sides. The kitchen has 54-plus upper cabinets. The 70-foot lot gives you the most yard space in the community.

Choose Brookfield Residential if you want value per square foot, full brick construction, and a 60-foot lot with 3,800 square feet starting around $650,000 base. You're getting a big home with modern finishes, built-in closets and pantries, and 10-foot ceilings. The 40-foot and 50-foot lots give you even more affordable options if you don't need 3,800 square feet.

Choose Toll Brothers if you want the largest lot in the community (70-foot), luxury finishes, and a home over 4,600 square feet. You're paying more for the lot size, the builder, and the finishes. The quick move-ins with $80,000 in design incentives bring the price down and cover most of your upgrades. Half the lots sold in the first two to three months, so reach out early if you want lot selection.

Both builders are selling fast. Property taxes are 2.7 percent before homestead exemption. Clear Creek ISD serves the area. The lifestyle, the location, the taxes, this is why locals are buying in Midline.
